Before you accept your landlord’s word as gospel, know your basic rights as a tenant. The standard rights are:
•The right to live in a property which is maintained and in a good state of repair.
•The right to have your deposit secured in a deposit protection scheme.
•The right to know who your landlord is.
•The right to live in the property undisturbed.
•The right to have the property’s energy performance certificate.
•The right to be protected from unfair rent charges and hikes and unfair eviction.
•The right to have a written tenancy agreement if you have a fixed-term tenancy of more than three years.
